Seller Lori and family approached us about doing a Fix and List for them.

This is something we do for our clients.  We will renovate the condo as their licensed general contractor and float the funds at 0% interest so they don't have to come out of pocket.  We share the profits from the added value.

Their condo was beat up at first and would have sold at a low value.  It had been lived in for decades (see 'before' photos below).   

It needed paint, carpet, floors, doors, open up kitchen, laundry moved, counters, cabinets, basic appliances, shower tile, vanity, etc.  A basic refresher but perfect for a starter home.   

We loaned them the funds ($26,000) for the job at 0% interest carried to closing so they didn't have to come out of pocket. 

The work was completed within 2 weeks by our contractor Eric Young.  

We had estimated $135,000 as an after-repair value, but we closed at $140,000.  

Because of the added value from the work, Lori, the seller, walked away with an extra $16,000 in cash than expected. 

A good example of a simple renovation to sell and collective teamwork.

Scope of work:

Replace the existing carpet and pad with new pad and builder grade brown carpet.

Install a new stove, dishwasher, and built in microwave.

Demo existing cabinets, countertop, and wall between living room and kitchen.

Patch drywall at demo’d kitchen wall.

Install new cabinets and countertop with refrigerator relocated to the opposite wall in the kitchen.

Paint all interior walls, trim, doors, and ceiling.

Replace the tile at the walls around the bathtub.

Install new vinyl floor tiles at bathroom, kitchen, and entryway.

Install new faucet at bath tub.

Install new bathroom vanity set.

Install new builder grade light fixtures.
