The property rents well while we wait for appreciation. Each unit averages over $100 per night, and has achieved 84% occupancy as medium-term furnished rentals. We rent to traveling workers and people that are often between moves or in transition (1-3 month stays are typical). Reviews have averaged 4.5/5 stars and we are a Superhost due to our positive relationship and evaluation from Air BnB. Our turnover is less since we get longer leases, and we have a property manager who lives on-site in one of the units, to take care of maintenance.
The property was trashed when we purchased it and needed about $120K in materials and labor to get it looking brand new on the inside. It has stayed full for three years straight, grossing $4,900-5,000 per month in rents, between both sides. Operating costs and taxes are not too high in Westminster, and we got this loan during the rush of 2021 to refinance when rates were in the 3s for investor. A great deal!

Property needed a full gut job inside and out as well as all new landscaping front and back. We added a second bathroom with a shower to make it more of a family home. Huge lot, convenient for someone with lots of vehicles and a place to build a garage. New siding, roof, windows, you name it! The property appraised for $125,000 more than our cost basis at the time of refinance.
Epic property near Old Town Arvada on over 9,000 SF of land. Property was renovated in 2021 to bring interior to modern finishes and add a second bathroom in the dormer space upstairs, which now functions as a master bedroom with ensuite. Property has rented well and we wanted to find a buyer who would but 15% down and buy on installments at a low interest rate, which we did. We will continue to build equity in our Note, service the debt, and get cashed out in the future.
Great example of the power of seller financing. We gave this seller 7% as a cash down payment and the rest of her payments over 5 years, monthly, for principal only. In 5 years we will have accumulated over 100,000 just in paydown. We also have a monthly profit spread from the Buyer's payments. Good house, nice condition on the inside, showed very well.
Overview: Great deal referred to us by a broker in South Carolina. We bought the seller out of this one by giving him a discounted chunk of his equity in exchange for him walking away, which worked out for both parties. This property shows well and was clean on the interior, leading to many showings and we sold it on installments in the opening weekend.
Nice, clean townhome that was owned free and clear by the seller. Seller gave us a great deal and agreed to accept their payments on installments for no interest, allowing us to build equity very fast. We did minimal paint and cosmetic work and have it on the market for-rent as of May 2024.
This home needs some TLC but is cheap. We have found several interested tenant-buyers that have wanted to purchase it for little money down and fix it up and get the equity out when they sell. The monthly debt payment is so low that we can afford to lease it NNN for a long time until there is significant growth in the neighborhood.
